Doing Business in the Marysville & Tulalip Communities

 

Once a nation of poverty, The Tulalip Tribes is now shaping the economy of the Pacific Northwest. This transformation began in 1992 when Tulalip opened its doors to Washington state’s first compacted Indian casino. Casino profits became the seed money to develop diverse investments, and now in 2006, Tulalip is the 4th largest private employer in Snohomish County. Quil Ceda Village Business Park is the centerpiece to Tulalip’s economic development growth. This 187 acre business park runs adjacent to I-5 and offers a mix of entertainment and retail opportunities which include The Tulalip Casino, Amphitheater, and the Seattle Premium Outlets.  These attractions have made national headlines, and are drawing thousands of visitors monthly from all over the world.  Tulalip is now constructing a 5-star destination hotel, spa and convention center near the Tulalip Casino, that will be 12 stories and feature suites up to 3,000 square feet.  There is also a mix of small business retail centers complemented by big box retailers such as Wal*Mart and Home DepotSoon Quil Ceda Village will also become home to major manufacturing and industrial companies.  Quil Ceda Village has become an economic catalyst, spurring revenue growth for all of Snohomish County, with planned expansion up to 2,000 acres.

 

Marysville & Tulalip both benefit from their diverse economic base and are well-positioned for economic growth, possessing the traits that major employers expect.  Easy access to I-5, a rail line, waterway, ample infrastructure with its water and sewer service, general aviation airports minutes away, positioned along the high technology corridor with available commercial and light industrial-zoned property, a highly-trained and educated workforce, and regulatory consistency.

 

Transportation throughout Snohomish County is easy with the Arlington Municipal Airport and Paine Field only minutes away, and Washington’s largest airport, Sea-Tac is just 50 miles away. Passenger and freight rail use the north-south route that passes directly through Marysville. Port of Everett is the West Coast’s second-largest terminus/marina sharing water’s edge with Naval Station Everett, with Marysville as the host to Naval Station Everett’s Family & Fleet Support CenterWashington State Ferries is the largest ferry system in the United States, serving eight counties within Washington and the Province of British Columbia in Canada. Their existing system has 10 routes and 20 terminals that are served by 28 vessels.

The city, in partnership with the Economic Development Council of Snohomish County, was recognized by the Puget Sound Regional Council with a Vision 2020 Award for streamline model permitting. Permit times and decision turnarounds were reduced by 25%-76% between 2002 and 2004 (varies by review/decision type).

Commercial - Industrial Activity on the Horizon

Gateway Shopping Center

White-Leasure Development Corp. of Boise, Idaho is building the 34-acre Gateway Shopping Center along I-5 at the 116th Street exit and State Avenue. Anchor stores are 92,000-square-foot WinCo Foods and 33,000-square-foot Kohl’s, the latter’s first store in Washington state. Opening in Fall 2006.



 

 

 

 

 

 

64th Street Plaza - Wal-Mart

Tacoma-based Pacific Northwest Development plans to build a 183,000-square-foot Wal-Mart on 20 acres at 64th Street and SR 9 in the eastside foothills of Marysville. The supercenter includes a garden center, and tire and lube shop. Construction: TBD.


‘American Legend’ Harley-Davidson comes to north Marysville

An American Legend is rolling into Marysville with announcement of the newest Harley-Davidson dealership in Washington, a 30,000-square-foot showroom, with cafes, and more. The new facility will be specially designed after H-D’s original factory in Wauwatosa, Wis., with a showroom, test track and cafes. It will give riders a gathering place as they explore the back roads of Snohomish County. Owners: Scott and Marianne Smernis. Opening in Fall 2006

 

Lakewood Crossing

Powell Development is developing a 476,000-square-foot shopping center in Marysville’s Lakewood neighborhood. Flagship stores are Costco and Target. Coming in Fall 2006.


Commercial/Industrial Land available in north Marysville and Quil Ceda Village – Marysville & Tulalip’s long-term potential rests in hundreds of raw acres of land in the city’s north end east of I-5, and in Quil Ceda Village on the west of I-5. It is the largest remaining freeway concentration of developable commercial and industrial-zoned land between the City of
Lacey and the U.S.-Canadian border, with the potential to create 1500-2000 jobs.

 

Currently Marysville’s in-city population is 31,016 with the median income for a household in the city is $47,088, and the median income for a family is $67,213.  The Tulalip reservation has a population of approximately 9,000, around 3,600 of which are tribal members.

 

The Tulalip and Marysville partnership is a key principal in regional plans to establish a viable future by fostering an economic climate conducive to business.
